Leak detection for every scenario

From hidden pipe leaks to complex underfloor heating systems, our engineers have the equipment and expertise to locate any leak.

Ceiling & Bathroom Leaks

Water stains on ceilings, damp patches, or bulging plaster. Often caused by failed shower seals, leaking toilets, or pipe joints in the flat above.

Central Heating Leaks

Boiler losing pressure? Constantly topping up the system? We'll find leaks in pipework, radiator connections, and buried heating circuits.

Underfloor Heating

UFH leaks are notoriously difficult to find. Our thermal imaging and pressure testing pinpoints faults without excavating your entire floor.

Mains Water Leaks

High water bills? Water meter spinning when nothing's running? We locate leaks on supply pipes, often buried under driveways or gardens.

Drain & Waste Leaks

Foul smells, slow draining, or damp at ground level. Our CCTV surveys and dye testing identify cracked drains, failed joints, and root ingress.

Flat Roof Leaks

Electronic leak detection for EPDM, felt, and single-ply membranes. We find breaches without removing the entire roof covering.

Non-invasive leak detection methods

We use multiple technologies to confirm leak locations with precision — minimising disruption and reducing repair costs.

Thermal Imaging

Infrared cameras detect temperature variations caused by water evaporation or pipe heat signatures. See through walls without drilling a single hole.

Acoustic Detection

High-sensitivity microphones and ground sensors listen for the unique sound signature of water escaping from pipes — even through concrete.

Tracer Gas

Hydrogen/nitrogen mix is injected into pipes. The lighter-than-air gas escapes at leak points and is detected at surface level — highly accurate for buried pipes.

Moisture Mapping

Comprehensive surveys using moisture meters and hygrometers to document the full extent of water damage — essential for insurance claims.

Insurance claims made simple

Most buildings insurance policies include "Trace & Access" cover — meaning the cost of finding a leak (and making good afterwards) is claimable. We provide detailed reports designed for loss adjusters.

Photographic Reports

Detailed documentation with thermal images, moisture readings, and leak location marked.

Loss Adjuster Liaison

We can communicate directly with your insurer's appointed loss adjuster.

Itemised Invoicing

Clear breakdown of costs for straightforward claim submission.

Common questions

What does "No Find, No Fee" mean?
On qualifying domestic water leaks (internal hot/cold supply), if we cannot locate the source of your leak, you won't be charged for the detection service. This excludes central heating leaks, incoming mains pipework, and commercial properties. Full terms available on request.
Will my insurance cover the cost?
Most buildings insurance policies include "Trace & Access" cover as standard. This covers the reasonable cost of finding a leak and making good afterwards. We provide detailed reports and itemised invoices specifically designed for insurance claims. Check your policy or call your insurer to confirm your cover.
How long does leak detection take?
Most domestic leak detections take 2-4 hours. Complex cases (multiple potential leak sources, large properties, or commercial premises) may take longer. Our engineer will give you an estimate once they've assessed the situation.
Do you repair leaks as well as find them?
Yes. Once the leak is located, we can arrange for repairs through our nationwide network of vetted contractors. Alternatively, you're welcome to use your own plumber — we'll provide them with all the information they need to make the repair efficiently.
My boiler keeps losing pressure — is that a leak?
Usually, yes. If you're regularly topping up your heating system, water is escaping somewhere. This could be a leaking pipe joint, a faulty pressure relief valve, or a leak in underfloor heating. Our heating leak detection service will find the source.
